Consulting

Management, strategy, direction—
and everything in between.

Consulting is where the true spirit of débrouillard comes alive. We approach challenges with openness and creativity — from guiding entitlements and representing owners to serving as the design liaison between developers and clients. For developers, we are the resourceful partner who can bridge teams, translate priorities, and keep projects aligned in both vision and execution. Big or small, defined or undefined — we thrive on solving problems that others can’t.

  • Austin Surf Club | Director of Architecture

A 160-acre redevelopment of the former NLand Surf Park into a world-class luxury residential community with Discovery Land Company and Kelly Slater. Acting as Director of Architecture and Design, Denisse Valle Hudock oversaw all design and consultant teams on behalf of the developer — spanning residential, commercial, and land planning. The role included stewardship of budgets and schedules, direct coordination with members and owners, and ensuring brand consistency across every aspect of the project, aligning vision with execution at the highest level.

  • TOD Proposals | City of Dallas & DART

System D served as design and planning lead for a series of six proposals prepared for the City of Dallas and Dallas Area Rapid Transit (DART), each envisioning the transformation of underutilized station sites into vibrant, mixed-use affordable communities. Partnering with Trube Development as lead developer and Preston Hollow Community Capital as financing partner, our team delivered comprehensive packages that included masterplanning, architectural concepts, entitlement strategies, and community outreach plans. Acting as the central design liaison, System D coordinated across development, financial, and consultant teams to align the City’s affordability and mobility goals with resilient design and long-term economic viability.

Four of these proposals were accepted by City of Dallas and advanced to an in-person presentation.

  • Wildcat Club

Wildcat Club is a premier residential development in the City of West Lake Hills, TX. System D was responsible for preparing the feasibility studies to empower the development and investment team to move forward with the project. Furthermore, it led the platting and subdivision process navigating the different requirements and City departments, laid out the site plan for record, and curated the development team.

The result was eight lots with six luxury estates designed by Austin’s top architecture firms. System D is the only firm designing two of the estates.

  • Alexander Ranch Electric Vehicle Park

When Volcon, the trailblazing electric off road vehicle startup was searching for a site for its new showroom and manufacturing facility in Liberty Hill, TX, System D Architecture assisted the Owner by testing out different building configurations and locations for its program. As the project evolved, System D’s role transitioned into an Owner’s Representative, managing and coordinating the different teams brought on.

  • Bright Lights

In partnership with Ångström, LLC, System D Architecture leveraged its specialty in feasibility and land planning to study a unique site overlooking Lake Austin and reimagine the development possibilities. The scope of work included zoning and deed restrictions review, programming, and yield studies, producing the necessary assets for a capital fundraising campaign.

Our analysis was then used by the Watkins Stinson Group | Douglas Elliman for future marketing and sale of the coveted real estate.
